Environmental.

We want to make the world a better place, so we prioritize environmental sustainability. We’ve taken several measures to reduce CO2 emissions and lower our carbon footprint. Want to know more about the sustainable characteristics of our locations?

Building sustainably.
Setting high energy efficiency standards, investing in sustainability improvements, and ensuring BREEAM excellent certification for all new buildings to create continuous long-term value for our investors.

Energy efficiency.
Prioritizing a green future by implementing efficient systems that minimize CO2 emissions, such as solar panels, high-efficiency insulation, shared e-cars, and e-bikes. Energy use is monitored with the energy platform Hello Energy.

Biodiversity & conversation.
Promoting biodiversity by filling our courtyards with native plant species that attract local fauna. Where possible, we irrigate these gardens with rainwater we collected. To help out, we build bat boxes, birdhouses, and even bee and insect hotels.

Waste management.
Minimizing waste through recycling facilities, education, and providing TULU Smart Rental service for everyday needs. By choosing sustainable materials and modular designs, we cut CO2 emissions and promote long-term cost savings.

Social.

We emphasize the social aspects of sustainability. Our goal is to foster thriving communities where both employees and students from diverse backgrounds can feel at home.

Community building.
Prioritizing community within our team by encouraging responsibility and meaningful contributions. Encouraging student community building and creating a home where safety and well-being are emphasized. Meeting our investors on a regular basis to identify their needs and to share our results.

Stimulating a diverse and inclusive workforce and student community. Encouraging inclusion by housing a wide variety of nationalities and offering scholarships for sustainable futures.

Training & education.
Equipping our staff and students with professional online and on-site training and experience that enhances their expertise, knowledge, health, and safety.

Socially responsible recruitment.
Collaborating with local partners for recruitment, embracing diversity, and providing opportunities for employees from various backgrounds, including those with a distance from the labor market.

Local community impact.
Impacting local communities through initiatives like "Join the Pipe". Our charity policy involves volunteering at local elderly centers and fostering constant communication with educational institutions.

Monitoring the delegated duties by SMART indicators to ensure the strategic goals are met.

Upholding ethical standards via a code of conduct that is applicable to all employees and management and fosters clear dealings with both internal colleagues and external relations.

Risk management.
Adopting a risk management system based on the COSO 2013 framework. ISAE3402 certified, this system ensures a secure and accountable approach to property management and maintenance activities for clients.

Responsible renumeration.
Offering a package of employment conditions in line with the market and establishing an organization-wide bonus policy for all employees.
